The Division
Melcor Developments Ltd’s Investment Properties Division is an
Edmonton based real estate investment division specializing in the acquisition,
development, management, leasing and related services for commercial real
estate on behalf of it’s shareholders. Melcor Developments Ltd is publically
traded in the Toronto Stock Exchange under the ticker symbol MRD.
The division’s asset portfolio includes over 1,000,000 square
feet of downtown and suburban office properties in Edmonton and Calgary as well
as a retail portfolios in Leduc, Alberta and Regina, Saskatchewan.
Growth in the Division assets and earnings is achieved by
greater property operating efficiencies through hands on relationships with
existing clients and heightened realized incomes from existing assets as well
as increasing the portfolio size through acquisition and development

Management and Leasing Services
Management Services
The division provides integrated proactive property management, leasing,
development and construction management through the “in-house” property
management services for the Edmonton properties. Calgary and Regina properties
are managed in conjunction with local professional 3rd party property
management companies.
Our philosophy is to manage our properties to increase their
long-term value, while ensuring day to day operating efficiencies. The division
goal is to control and where possible reduce operating costs while improving
service, thus directly impacting tenant’s positive experiences while positively
affecting the financial bottom line.
Our in house property management team is focused on customer
service and strives to provide timely responses to all tenant enquiries
Melcor tenants receive the benefit of reduced costs though
economies of scale realized though our bulk purchasing policies and practices.
Leasing Service
A strategic plan is created and implement for each asset to ensure maximum
leasing performance is achieved.
Achieving high levels of client satisfaction is directly related
to our ability to connect with our customer/tenants and ensure their
environment and experiences in our assets are pleasurable. A happy tenant is a
long term tenant.
We are confident our pride in our assets evidenced through
demonstrated well maintained and well served buildings that offer good value
will result in continued high occupancy and tenant retention levels.
The People
Our people are our strongest assets. The Division “team” is a
mix of dynamic, innovative and dedicated seasoned and junior real estate
professionals responsible for a diverse and ever increasing portfolio of assets
requiring creativity and dedication in management, leasing and operations of
commercial properties.
The Division, led by Darin Rayburn, has evolved into a fully
integrated customer service, property maintenance, leasing, and administration
team.
The Assets
The portfolio consists of commercial properties including
downtown and suburban office towers, retail centers and future development
sites currently used as parking facilities.
The assets are located in Alberta (Edmonton, Calgary, Leduc) and
Saskatchewan (Regina).
The Future
Melcor Developments Ltd holds a long term view in investments
and relationships and our management and leasing strategy mirrors this
philosophy. We have owned commercial real estate assets for over 80 years.
Several businesses have been tenants in Melcor assets exceeding 15 years.

improve each of our assets and services with long term approaches that result
in attention to detail and better maintenance of our properties to better
service to our clients.
